A homeowner in Stoneham, Massachusetts, had concerns with the stability of the dining room in their home. The dining room was added to the home after it was built in 1950. Since the homeowners moved in 2014 they have noticed the dining room get worse, The owners of the home decided to call EFS for a free inspection and our Design Specialist recommended installing 5 Helical Piers with porch brackets to stabilize the dining room foundation.
Our installation team installed the 5 Helical Piers under the dining room by using a hydraulic drive head until they reach 1800psi. Then installed the porch bracket and fit a PT 6x6 to the bottom of the dining room to stabilize the room.
Before venturing into the crawl space of this Stoneham home, the sight of decaying wooden support columns understandably raised concerns for homeowner safety. This homeowner in Lawrence, Massachusetts, purchased their home 8 months ago knowing repairs would have to be made. The first problem they wanted to address was the floors not being level. They called EFS for a free inspection of their floors. The Design Specialist inspected the floors. They recommended installing SmartJacks and Supplemental beams to level and stabilize the floor.
A crew from EFS installed 4 SmartJacks and 12' of Supplemental beam. They fixed the SmartJacks to the Supplemental beam which is supporting the rafters. The crew pours concrete over the footing of the SmartJacks to lock them into place.
The floors in this home were sagging and settling more and more over time. The owners had been using temporary supports to minimize the damage, but eventually needed a more permanent solution. Erickson Foundation Supportworks installed several Smart Jack posts to address the issue. The homeowner then had a carpenter come in to help renovate the lower level of them where the ceiling and floor were affected.
The basement area of this condo unit in Charlestown, MA had a number of old wooden columns supporting the floor above. Over the years, temporary adjustable jacks were also installed to help with the sagging floors, but this was not a permanent solution. Our team installed 3 SmartJacks to replace the failing columns. The SmartJacks are engineered to withstand the weight of the entire structure above, and will prevent any further floors or beams from sagging.
