Adding Drainage System to a Sump Pump in Tewksbury, MA

Recently, a homeowner from Tewksbury, MA reached out to us with a recurring issue in their basement. They were faced with persistent water pooling, a problem their existing sump pump seemed unable to keep in check on its own. Working From Home and Has Radon Concerns, Tewksbury, MA

A homeowner in Tewksbury, Massachusetts, has a home office in the basement that he works from home out of. They have recently performed a radon test because they were concerned with the levels in their home. The results came back with radon levels around 8 pCi/L. The homeowners decided to call EFS for a radon inspection. Our Design Specialist Isaac inspected the home and designed a radon mitigation system for their home. 

Our installation team began by creating an extraction point in the basement slab to collect radon from beneath the home. Next our team connect PVC to the extraction point and fed the PVC pipe to the exterior of the home where we installed a radon fan to the side of the home. Once the fan was attached to the side of the home and the PVC pipe was connected to the fan the team then vented the system above the roofline of the home. 

The homeowner was very pleased with the results of the project.  

New Construction Helical Piers, Tewksbury, MA

A builder in Tewksbury, Massachusetts, reached out to EFS about installing new construction piers. The builder was constructing a home that is in a flood zone so they needed to have additional support under the foundation to prevent it from sinking. Matt Erickson JR. met with the builder and design a solution that would add 9 Helical Piers within the footprint of the unpoured foundation. Matt also recommended installing EZ Posts where the back deck and front steps will be located to prevent them from sinking as well. 

Our installation team began by installing our 9 Helical Piers under the footprint of the foundation. The team used a hydraulic drive head attached to one of our excavators to drive the helical pier into the ground until we reached 2100 PSI. After the team drove all of the Helical Piers into the ground beneath the foundation, the team then switched to our EZ posts and began driving them under where the back deck and front steps were going to be located. The EZ Posts are slightly different from our Helical Piers. The EZ Posts are lighter duty and only need to be driven into the ground until they reached 500-800 PSI. The team installed 7 EZ Posts under where the back deck and the front steps were located. With all of the Helical Piers and EZ Posts installed to the correct PSI, the builder was now able to pour the foundation over our Helical Piers and create a solid base for the house to be built on.

Homeowner Worried About Wall Failure, Tewksbury, MA

A homeowner in Tewksbury, Massachusetts, purchased their home about a year ago and noticed some changes in their foundation wall recently. They have noticed that the corner of the wall at the front right of their home is falling apart. They first noticed the crumbling of the foundation when they were tending to their plants along the front of their home. When the homeowner examined the crumbling concrete, chunks of concrete fell out with little to no effort. The homeowner wanted to have this issue fixed quickly and properly, so they decided to call EFS for a free inspection. Our Design Specialist recommended removing a section of the foundation that was crumbling and then installing a new section of a Masonry wall. 

Before our production team arrived the homeowner removed all obstructions from against the foundation wall. This included walls from the finished portion of the basement and flowers from in front of the home. Our production team began by removing the dirt that was against the failing foundation wall using an excavator. Once the wall was exposed the team then removed the crumbling concrete. Next, our lead mason and crew lead Nick and his team began laying blocks to build the masonry wall. The team installed the masonry wall 4ft on either side of the front right corner of the home totaling an 8ft masonry wall. 

The homeowner was very happy with the results of the project. They no longer have to worry about their foundation wall crumbling.

Sloping Floors Getting Worse, Tewksbury, MA

A homeowner in Tewksbury, Massachusetts, had purchased their home 3 years ago. The previous homeowners claimed to have found a repair to the sloping floors in the home. Now 3 years later the new homeowner had sloping floors again. The homeowner wanted to finally fix the sloping floors once and for all. Our design specialist Victor recommended installing SmartJacks in the crawlspace under the main floor to eliminate the sloping in the floors. When Victor had conducted his throughout inspection he had noticed some moisture in their crawlspace and not a suitable crawlspace door. So Victor also recommended installing CleanSpace and an Everlast Door into the dirt-floored crawlspace. 

Our production team began by measuring out where all our SmartJacks would go. Once the team determined where each SmartJack would go they began digging out bases for each. Once each base is dug out the team used a tamp to compact the soil. After the soil is tamped the team installed each of the footings for the SmartJacks. Next, the team temporarily propped up a Supplemental beam on the joist. Once the Supplemental beam was temporarily secured the team began installing the rest of the SmartJacks. The team connected each SmartJack to the Supplemental beam by using a special U bracket with an adjustable top. After the SmartJacks are installed, the team then began to install the CleanSpace and Everlast Door into the crawlspace. The team laid down sheets of CleanSpace and linked them all together by using a strong adhesive tape called CleanSpace Tape. Once the CleanSpace covered the floor and walls the team then began to install the Everlast Door to the opening of the crawlspace. 

The team installed the SmartJacks, CleanSpace, and Everlast Door into the crawlspace. The homeowners were very happy that they no longer have to worry about the floors in their home sloping anymore. They also don't have to worry about the build-up of moisture in their crawlspace.

A homeowner had found that their garage was cracked and unlevel. They moved into their home in Tewksbury, Massachusetts in 1995, and since they moved in they had noticed issues with the garage.

Floor and Wall Stabilization

This homeowner in Tewksbury, Massachusetts was planning on finishing her basement. She realized before she could complete the remodeling project she would need to address a number of foundation issues though. Firstly, one of the walls was slightly bowing in and would need to be secured. Secondly, the floors and joists were sagging in various locations, as the old lally columns were not correctly placed and failing to properly provide support.

Erickson Foundation Solutions proposed GeoLocks to stabilize the foundation wall that was bowing inwards slightly. Our design specialist also proposed replacing the lally columns with new ones, but in better locations. These new support would properly support the floor above and prevent future sagging or moving floors.

Another challenge for this project was acquiring building permits from the town, as COVID has temporarily closed or limited their office hours. Eventually the permit came through and our team was able to install all the necessary repairs. The homeowner was pleased with the work and able to continue with her renovation plans for her basement.

Foundation Settlement, Tewksbury, MA

Phyllis H. of Tewksbury, Massachusetts, was experiencing her foundation settling. The settling was causing foundation cracks, interior walls, and ceiling cracks.
