A normal level of radon in a house is 4.0 pCi/l or less. The homeowner was worried about having high radon levels because they have cancer that runs in their family and didn't want to risk themselves more. The homeowner called Erickson Foundations Supportworks and made an appointment to come out to their house and design a Radon System.

John Prince was the Design Specialist on this project. He was the person who visited the homeowner's home and designed a Radon Mitigation System for their home. Scott Crandall was the Team Lead on this project. He and his team successfully installed the radon system into the homeowner's house. 

The homeowner was pleased with how the installation went. They also were relieved that the pCi/l levels were reduced to under 4.

We recently had the pleasure of assisting a homeowner in Stoneham, MA, who reached out to us concerned about the safety of their home due to decaying wooden support columns in their basement. Understanding how critical the situation was, we wasted no time.

Crawlspace Under Addition Causing an Odor

A homeowner in Stoneham, Massachusetts, had an addition built onto their home. The addition has a crawlspace beneath it, and the homeowner believes that the odor from the crawlspace is seeping into the home. To address the issue, the homeowner contacted EFS for a free inspection of the crawlspace. Our Design Specialist met with the homeowners, inspected the crawlspace, and found that the vapor barrier had deteriorated, allowing moisture to penetrate the space. To prevent odors from collecting in the crawlspace and seeping into the home, we recommended installing CleanSpace, SilverGlo, and an Everlast Crawlspace Door to the crawlspace. 

 

The installation team removed all of the old vapor barriers and damaged lattice from the crawlspace to start installing our system. After cleaning out the crawlspace, the team installed 200 sqft of CleanSpace into the crawlspace, covering the floor and walls. The vapor barrier was secured with CleanSpace Tape, which is extremely strong. Next, the team installed SilverGlo on the end of the crawlspace where the lattice was installed. The team made sure to seal around the edges of the SilverGlo with CleanSpace and caulking, closing off that section of the crawlspace to prevent moisture from entering. Lastly, the team replaced the old entrance door to the crawlspace with our Everlast Crawlspace Door.

 

After the job was complete, the team showed the homeowner our work and answered any questions before leaving.

Encapsulating Crawlspace, Stoneham, MA

A previous customer of Erickson Foundation Solutions had their lake house crawlspace encapsulated by us a few years ago. Recently, they contacted us again to work on their main home as they were experiencing a similar issue. Our Design Specialist, Mark Proctor, inspected the space and recommended installing CleanSpace and Drainage Matting to encapsulate the crawlspace.

 

Our installation team started by removing any debris from the crawlspace floor. Then, they laid 160 sqft of Drainage Matting before installing the same amount of CleanSpace over it to encapsulate the crawlspace. The team also installed wall encapsulation and sealed all the edges with high-strength tape to ensure complete encapsulation.

 

After completing the work, the team showed the homeowners the finished product, and they were amazed at how their crawlspace looked.

 

Water Entering Basement of Early 1900s Home, Stoneham, MA

This homeowner in Stoneham, Massachusetts, purchased an early 1900s home just over a decade ago. Since living in 2011 they have noticed water entering the basement. Now 10 years later they see water in their basement a lot more often. They decided to call EFS for a free inspection of their home. Our Design Specialist Josh Phillips met with the homeowners at their home and talked to them about the solutions to stop the water from entering their basement. After, Josh inspected the basement and recommended our solution. We recommended installing a perimeter drainage system with TripleSafe, SmartPipe, SaniDry, and exterior drainage to keep water out of the basement. 

Our Installation Team led by Abdou Taal began by chipping out the concrete around the perimeter of the basement so we could then install our SmartPipe and TripleSafe into the basement. This will collect water and guide it to the TripleSafe so it can be pumped out of the basement. To carry the water away from the foundation of the home we installed a 20' Exterior Drainage Line and buried it. This will prevent the water from re-entering the basement. The last item installed is the SaniDry Sedona next to the sump pump. The SaniDry will control the moisture inside the basement and the discharge line was directed into the TripleSafe basin.

The homeowners were very happy that they no longer had to worry about water entering their basement.

Cold Drafts and Moisture Entering Crawlspace, Stoneham, MA

A homeowner in Stoneham, Massachusetts, had cold drafts and moisture entering the crawlspace of their 95-year-old home. After living in the home for 4 years they noticed the floors were very cold in the winter and wanted to find a solution. They reached out to EFS for a free inspection and our Design Specialist Tom Armano met with the homeowner and talked about their concerns with their crawlspace. Tom inspected the crawlspace and recommended using PolyLevel Wall Restoration to prevent drafts, and then used TerraBlock, CleanSpace, and SaniDry to lower the moisture levels in the crawlspace. 

Our installation team began by removing all debris from the crawlspace so we could first spray our PolyLevel Wall Restoration over the foundation walls in the crawlspace. After the debris was removed we covered the entire was with poly and ensured there were no gaps where air could travel through. Next, the team then installed the TerraBlock and CleanSpace into the crawlspace to encapsulate the space. After the crawlspace was encapsulated, we installed our SaniDry Sedona into the crawlspace to control the humidity. 

Front Stair Replacement, Stoneham, MA

A homeowner in Stoneham, Massachusetts, has resided in their home since its construction in 2001. After 22 years, the homeowner noticed that certain areas of the house required additional attention. One of the areas they identified was the front steps, which had begun to settle. To address this issue, they contacted EFS for a free inspection of the front steps. Our Design Specialist, Kenny Calabrese, met with the homeowner and assessed the situation. After the inspection, he recommended replacing the old steps with new Brick and Granite ones. 

Our Installation Team, led by Eric Witham, started by removing the old steps with an excavator. Once the old steps were gone, the team installed 2 EZ Posts where the new stairs would be situated and laid a supplemental beam. This ensured that the new stairs would rest on a secure foundation that would prevent them from sinking. After the foundation was secure, the team used the excavator to lift and place the new staircase. 

The homeowner was impressed with how quickly and efficiently the team completed the job. The old stairs were removed, and the new stairs were in place in just a few hours.

Unwanted Water In Basement, Stoneham, MA

A resident of Stoneham, Massachusetts had been living in their home for 25 years. Despite the home being built in 1953, the homeowner had never experienced water entering their basement until March 2023. To address the issue as soon as possible, they contacted EFS for a free basement inspection. Their Design Specialist, Dan Gillette, met with the homeowner to inspect their basement and recommended installing a SuperSump under the staircase as a solution.

 

The Installation Team, led by Steve Dumais, began by chipping out concrete under the staircase and creating a hole in the basement slab to fit the basin for the SuperSump. The team then installed pumps into the basin and plumbed them outside. Additionally, they installed an IceGuard and 30 feet of Exterior Discharge Line outside the home to carry water away from the foundation. After testing the system by pumping out a bucket of water, the team laid crushed stone around the sump basin and poured concrete over it to secure the SuperSump in place. The homeowner was very satisfied with the results of the project.

Lowered Radon to Safe Levels, Stoneham, MA

A homeowner from Stoneham, Massachusetts purchased a house in 2017. During the purchasing process, the home was tested, and the levels averaged around 2.0 pCi/L. However, six years later, this homeowner decided to take another radon test because they were using the basement more after the pandemic. The results of the second test showed an average of 7.0 pCi/L, which prompted the homeowner to contact EFS to have a radon mitigation system installed in their home. 

Dan, our Design Specialist, met with the owner and designed a radon mitigation system to install in the home. Our installation team started by placing an extraction point in the basement and connected a PVC pipe to it. They then directed the pipe to the exterior of the house and installed the radon fan there. The fan pulls radon-filled air from under the slab and pushes it out above the home, allowing the radon to dissipate into the open air. 

The homeowner was pleased that the installation only took a few hours. A few weeks after installation, the homeowner had the house retested for radon. The results showed that the radon levels were below the recommended amount of 4.0 pCi/L.

Basement Flooding in One Corner, Stoneham, MA

A homeowner in Stoneham, Massachusetts, has lived in their home for the past year and has seen their basement flood a couple of times but only in one corner. The homeowner decided to call EFS for a free inspection. Our Design Specialist Tom inspected the home and recommended installing Trench Drain, WaterGuard, SuperSump, and IceGuard in the basement to prevent water from flooding the basement. 

Our installation team began by chipping out concrete in one corner of the basement. The team chipped around the water heater and under a door to collect all of the water that was periodically flooding the basement. Once all the concrete was chipped out, the team then installed our SuperSump in the corner of the basement. The team plumbed the system to the exterior of the home where we installed the Ice Guard and Exterior Drainage Line to carry water away from the home. After the Exterior Drainage Line and IceGuard were installed the team moved back into the basement to install the WaterGuard and TrenchDrain. After the WaterGuard and TrenchLock were installed the team poured concrete over the WaterGuard and around the SuperSump and TrenchLock. 

The homeowners were very pleased with the results of the project and no longer have to deal with water flooding their basement. 

Stabilize Dining Room, Stoneham, MA

A homeowner in Stoneham, Massachusetts, has lived in their home since 2014. In 2019 they noticed issues with the stability of their dining room. The dining room was an addition added to the home after it was built in 1950. The dining room doesn't have a foundation under it, the dining room was supported by concrete masonry blocks that were stacked up. The homeowners decided to call EFS to see if they could stabilize their dining room's foundation. The homeowners had spoken to two other contractors and didn't feel their solution was good enough. Our Design Specialist Keith recommended installing 5 Helical Piers under the dining room and attaching them using our porch bracket. 

Our installation team began by adding temporary supports around the dining room before removing the old supports. The team then started sending our Helical Piers into the soil under the dining room. The team used a hydraulic drive head to send the piers under the dining room, once the piers hit 1800psi the team then capped the pier and installed our porch bracket. On top of the porch bracket, the team then cut pressure-treated 6x6s and fit them to the porch bracket and then to the bottom of the dining room. 

The homeowners were very happy with the results of stabilizing their dining room. 

Sale Dependent on Radon System Installation, Stoneham, MA

A homeowner in Stoneham, Massachusetts, was moving out west for their job and was selling their home in Stoneham. The home had been on the market for a little while and they received an offer on the home but the buyer wanted a radon test done in the home and a radon system to be installed in the home before the purchase. The seller of the home decided to call EFS for a free radon inspection, and the design specialist dropped off a CRM test to monitor the levels of radon in the home. 48 hours after the CRM was dropped off in the home, the design specialist collected the CRM and reviewed the radon levels with the homeowner. The radon levels in the home were around 13.9 pCi/L which was relatively high, so the design specialist recommended installing a radon mitigation system into the home. 

Our radon team began by marking where the extraction points were located. For this radon mitigation system, the design specialist designed it to have 3 extraction points. The team chipped out some concrete to create each extraction point on the basement floor. Once the extraction points were made, the team used PVC pipe to direct radon-filled air toward a radon fan that will be installed on the exterior of the home. The team connected the 3 extraction points using the PVC pipe. Once all connected, the team vented the PVC piping to the exterior of the home where the team will install the radon fan. The team installed the fan and directed power to it. The team made sure to vent the PVC piping above the roof of the home so no radon could re-enter the home. 

Now the radon system was installed in the home, the sale of the home could finally go through. The old and new homeowners were happy that the radon levels in their homes were greatly reduced.

A new homeowner in Stoneham, Massachusetts, recently bought their home. The homeowner was a recent cancer survivor and would like to mitigate any radon in the house. The homeowner scheduled a radon test to be done in their home and the results of that test came back at 3.8 pCi/L. Our design specialist Kenny recommended installing a radon mitigation system to lower the radon levels in the house. 

Our production team began by chipping out an extraction point in the basement for radon to be collected. The team chipped through the slab in the basement to create the extraction point and then set up their radon pipe that collected the radon from under the house. The team then runs the PVC radon pipe to the exterior of the home and attached the radon fan. Radon gas under the home was pulled by the radon fan through the PVC pipe and vented above the roofline of the home. After the radon mitigation system was installed, the team tested the home again for radon and the levels had dropped to a comfortable level.

The homeowner was very pleased with the results of the project. They don't have to worry about radon gas in their home anymore.

This homeowner in Stoneham, Massachusetts, had an issue where humidity was coming into the home from the crawlspace. The homeowners decided to call EFS for a free inspection.

Design Specialist Tom Armano inspected the crawlspace. Tom found that the crawlspace is holding a lot of moisture and it is seeping into the main area of the home. Tom recommended installing CleanSpace, Drainage Matting, and Rim Joist Insulation into the crawlspace.

This homeowner in Stoneham, Massachusetts was experiencing water entering the basement behind the oil tank. The homeowner decided to call EFS for a free inspection.

Design Specialist John Prince inspected the basement and found where the water was entering. John recommended installing CleanSpace Encapsulation System. CleanSpace will act as a moisture barrier. 

Crew Lead Ed Nadreau and his team arrived at the home and installed the CleanSpace in the basement. 

Helical Piers and Crack Repair in Stoneham, MA

John N. of Stoneham, Massachusetts was having an issue where one corner of his home was settling and needed to be jacked back up. Because of the house settling in one corner, it had caused additional damage to other areas of the home. The Erickson Team designed a great system to provide John with a permanent fix to his foundation concerns. 

The production team, lead by Josh Provost, started by exposing the foundation.  Eight helical piers were attached to stabilize and raise the home.  PolyLevel freeze guard spray was also installed to help fill and seal the gap between the dirt and the foundation. Next, they moved to the interior  basement and fixed a crack that was caused by the foundation settling. After sealing the cracks they addressed the supports holding the main beam up. The team installed three Smart Jacks to support the interior beam of the home.

In the end, the homeowner was happy with the results of all the repairs and thrilled to have a fully stabilized home.
