A property management company in Ipswich, Massachusetts was servicing some buildings when they discovered that at least two buildings were experiencing water leakage into the basement from behind the electrical box. This leakage had already caused damage to the metal box and posed a threat to the electrical system. To address the issue, the property management company reached out to EFS for assistance.

EFS's Design Specialist, Kenny Calabrese, met with the property owners and the management company to inspect the basement and recommend a solution. After examining the area behind the electrical box, Kenny recommended sealing the crack with FlexiSpan to prevent water from seeping into the basement.

EFS's Installation Team, led by Steven Dumais, began by temporarily moving the electrical box. The team then cleared out the crack and chipped out the drainage where the crack meets the floor. Next, they installed a membrane over the crack and covered it with a strong adhesive to prevent any water seepage. The system allows water to flow through the crack but guides it to the drainage where it flows beneath the house. Finally, the team poured concrete over the drain to lock everything in place.

The homeowners were very satisfied with the results of the project, and the property management company was also pleased. They decided to continue using EFS for any future issues they may encounter with their properties.

Our installation team began by chiseling out the concrete along the perimeter of the basement using a jackhammer. Once the concrete was removed, we cleaned up the area and installed the sump pump and perimeter drainage system. After installing a 134' long WaterGuard system, we plumbed the sump pump to the exterior of the house. On the outside, we installed two IceGuards and a 10' long exterior drainage line to carry water away from the foundation of the house. After installing and burying the exterior drainage system, we returned to the inside of the basement and installed 40' of CleanSpace Wall System on the front foundation wall. The wall system collects water entering from the wall and directs it to the perimeter drainage system. Once we integrated the wall system and perimeter drainage, we mixed and poured concrete to cover the perimeter drainage system and surrounded the sump pump to secure everything in place.
