Cracked Foundation Before View
View of the crack in the foundation of this attached garage. The foundation was settling towards the back of the property, where the land eventually drops off 40 or more feet into a wetland.
Settling Soil View
View of the land which drops off sharply just 20 feet off the back of the house. The soil under the settling foundation was fill brought in from another site. Over the years the soil is gradually settling down into the wetland below.
Helical Piers Under Footing
The footing of the garages foundation was less than 4' beneath the surface. All the soil underneath was soft fill brought in from another site during construction, soil which gradually was settling over the years. Helical Piers were installed up to 60 feet deep into the soil in order to provide the foundation with a stable footing far beneath the troubled soils.
