Waterproofing and Wall Protection, Lowell, MA
Challenge
This large property in Lowell, MA is the site of the old Varnum School, which was built in the 1850's. Over the past decade, the building has been renovated and subdivided into numerous apartments and condo's. In 2018, the owner of the property decided to also renovate the lower basement level of the building, which has large windows and plenty of light. However, since the building lies in the middle of a large hill in Lowell, water is constantly flowing down towards the property. The lower levels are damp and wet, and the current waterproofing system is minimal and ineffective. Before the owner could invest hundreds of thousands of dollars into renovating the existing space into more apartments, an extensive waterproofing system was required, something that could handle the constant amount of water always flowing towards the building.
Solution
Michael LaMalfa, of Erickson Foundation Supportworks, inspected the space and proposed a large waterproofing system involving several sump pumps, interior drainage channels, and various wall protection products. In total, there was 700 ft. of Fast Drain water channels, 5 sump pumps, 1200 sq. ft. of PolyLEVEL wall restoration and an additional 2170 sq. ft. of wall protection to prevent against mold and reduce odors.
Installation of all the components of the system, including lots of demolition and jack hammering of concrete, took two months to complete and was broken up into several stages. Other contractors were working in and around the property, and so the stages were necessary as to not have conflicting schedules with plumbers, electricians and other contractors also working on the project.
Once the building was effectively waterproofed, the owner could continue with the renovations of the building.
