Foundation Problems Photo Album: Concerned About Garage Floor Sinking and Cracking, Boxborough, MA
A homeowner in Boxborough, Massachusetts, had recently purchased their home 3 months ago. The house was built in the 1990s and since moving in the homeowner had concerns about their garage sinking and cracking. The homeowner parks a heavy vehicle in the garage every night so they would like to make sure the garage is structurally sound. The homeowner called EFS for a free inspection, and our Design Specialist Chris recommended installing PolyLevel, NexusPro, FlexiSpan, Crack Injection, and a Sanidry.
Our production team began by drilling small portholes into the garage slab. The team then used those portholes to inject PolyLevel under the slab to fill the void and stabilize the garage floor. After the PolyLevel was installed they started to address the cracks in the garage. The team first used NexusPro to seal the crack on the garage floor. NexusPro is a silicone-based sealant that is water-resistant that can seal cracks and joints. After the team finished with the NexusPro they then moved on to the cracks in the foundation walls. The garage had two cracks in the foundation wall. One of the cracks was allowing water into the basement and one wasn't. The team performed a crack injection on the foundation wall crack that wasn't allowing water into the garage. Crack injection uses a two step process to first cover the exterior of the crack and then inject the crack with foam to seal the inside of the crack. After the production team finished the Crack Injection, the team then began installing the FlexiSpan on the other crack in the foundation. The FlexiSpan will allow water to travel through the crack but will not allow it into the garage because the team chipped out a path for the water to drain away from the home. After the team installed the FlexiSpan, the last thing left to install was the SaniDry dehumidifier in the basement.

The team used a two-step process of covering the crack and injecting foam into the crack to seal it.

The team installed the FlexiSpan by securing a membrane over the crack and creating a path where water can travel under the garage.
