Waterproofing Basement Before Selling Home in Epping, NH

At Erickson Foundation Solutions, one thing we pride ourselves on is tackling challenging home improvement projects with simplicity and success. Not too long ago, a homeowner in Epping, NH, reached out concerned about their basement's persistent leaks. Understandably, with plans to put the home on the market, ensuring a dry and welcoming basement was pivotal.

Our process kicked off with a call to our friendly Customer Care team, followed by an inspection from our skilled System Design Specialist, Anthony Brancato. After a comprehensive evaluation, we diagnosed the main culprits of the leaking and suggested installing our WaterGuard interior drainage system along with the SaniDry Sedona dehumidifier to address their concerns. The homeowner was understandably nervous, given the upcoming sale, but our promise of a straightforward, effective installation, combined with a noticeable improvement in air quality and waterproofing, provided peace of mind. Once our plan was set, our foreman Ed Nadreau and the installing crew got to work at the problem area. Our team worked diligently installing the WaterGuard system, which serves to effectively capture wall and floor seepage before it reaches your basement floor. This perimeter drainage system was connected to the basement's pre-existing sump pump. Alongside this, the SaniDry Sedona was positioned to keep the area dry and healthy by eliminating dampness and filtration issues - a significant step towards creating a more salable space.

At job completion, not only did we leave behind a basement ready to impress any potential buyers, but we also left our homeowner with the confidence of having made the right decision for their home. The system demonstrated its efficiency immediately, transforming what was once a worry zone into an attractive, dry space. Wet Basement Repair in Epping, NH

Don O. of Epping, New Hampshire was concerned with the safety of his personal belongings in the basement. Water would make its way through the foundation, creating a very annoying cleanup process. After 3 years of cleaning up water off the basement floor, Don decided he couldn't do it anymore. He called Erickson Foundation Solutions to permanently waterproof his basement.

After inquiring about a free estimate through our website, our Customer Care team called Don to schedule an appointment with a Design Specialist. Anthony Brancato went out to the home to provide the free inspection. After taking a thorough look at the basement, as well as the rest of the home, Anthony further discussed with Don what solutions would work best for him. Anthony's final recommendation consisted of WaterGuard perimeter drainage, TrenchDrain surface drainage, and TripleSafe sump pump. Don was very happy with this proposal, and an installation date was scheduled. Our installation crew started work by demoing the basement drywall and bottom 3 stairs in order to make space for WaterGuard. This system captures water along the perimeter of the basement and directs it towards the sump pump. TrenchLock was installed in areas where WaterGuard is unable to be installed. This included the bulkhead door, water heater, and oil tank. TrenchLock was installed and connected to the WaterGuard system, creating one path for water to flow to the sump pump. Both the WaterGuard and TrenchLock systems were designed with technology that prevents air from coming up through the ground, which eliminates the risk of radon entering the home. A sump basin was dug under the surface of the foundation to allow water to travel downwards into it. Once the sump basin was created, the TripleSafe, WaterGuard, and TrenchDrain were all encased in crushed stone and then cemented in place. The TripleSafe sump pump is a three-pump system, including a battery backup pump, guaranteeing that large amounts of water can always be pumped out of the home. In order to guide water out of the home, and exterior discharge line was installed from the sump pump to the front lawn, which was the location that Don requested. IceGuard was attached to this system to prevent water from freezing in the pipes. This plumbing system was then buried in the ground to keep the lawn looking nice.

After making sure to leave the job site clean, foreman Ryan Champagne performed a final walkthrough with Don. He answered any questions that Don had and made sure to provide him with all the relevant info regarding his new waterproofing system. Now that the basement will always stay dry, Don's storage space is safe, and he will never need to worry about cleaning water off his floor again!

Foundation Concerns Found During Installation of Waterproofing System, Epping, NH

This homeowner in Epping, New Hampshire, had EFS come out to their home to install a perimeter drainage system in their basement to prevent water from collecting inside the basement. During the installation of the perimeter drainage, our team noticed that the block foundation wall of the home was leaning inward. Our team showed the potential issue to the homeowner and explained their concerns and the products that we have that could solve the problem.

The home was built in 1956 and was built on a masonry block foundation that is starting to bow inward. To solve this problem our team recommended installing 4 PowerBraces against the foundaiton wall in the basement to stabilize it. 

Our Installation Team led by Eric Witham, began by chipping out small sections of concrete at the base of the foundation wall so we could install our bottom bracket which will be used as the fulcrum for our PowerBraces. Next, our team installed the galvanized I beam into the bottom bracket and then proceeded to install our Top Bracket into the floor system above. Once the Top Bracket was secured into the floor system the team then attached the rest of the PowerBrace to the bracket and began to tighten the top bracket to stabilize the foundation wall. 

The homeowners were very pleased with the results of the project and how EFS took the initiative to diagnose potential issues during an installation. 

Foundation Concerns Found During Installation of Waterproofing System, Epping, NH - Photo 1
Water Entering Basement of 1950s Home, Epping, NH

This homeowner in Epping, New Hampshire purchased their 1950s home about 6 years ago. Since moving their belongings into the home they have seen water collect on the floor of the basement. Nearly every time it rained, water would collect on the floor of the basement. After living in the home for the past 5 years they have seen the water coming into the basement more frequently. The homeowners plan to sell the home in the next 5 years so they reached out to EFS to find a solution to their problem. Our Design Specialist Josh Philips met with the homeowner and inspected the basement. After completing the inspection, Josh recommended installing a full perimeter drainage system into the basement to collect and pump out any water from the basement. The products our team will install are 92' of WaterGuard, 12' of TrenchDrain, a TripleSafe, 2 IceGuards, and 10' of Exterior Drainage Line. 

Our Installation Team led by Steve Dumais, began by chipping out concrete around the perimeter of the basement to install our perimeter drainage and the sump pump. The team used a jackhammer to remove about 6 inches of concrete from against the wall and also remove enough concrete to install the TripleSafe basin. After all of the concrete was chipped and removed the team began installing the TripleSafe, WaterGuard, and TrenchDrain. The team split up into two groups, one to install the sump pump and another group to install the perimeter drainage. Once the perimeter drainage and sump pump were installed in the basement, the team then moved outside to plumb the drainage line for the sump. We installed two IceGuard on the outside of the home one for the main pump and one for the backup pumps. Next, the team attached a 10' Exterior Drainage Line to the IceGuards to carry water away from the foundation of the home. After the drainage line was installed in a trench that was dug in the yard, we then covered it and tamped the soil down. Next, the team returned to the basement and mixed together concrete to pour over the WaterGuard, Trench Drain, and around the TripleSafe to lock them in place. 

The homeowner hasn't seen any water collect in their basement since EFS installed our perimeter drainage system. They are very pleased with the results of the project. 

Sloping Kitchen Floors, Epping, NH

A homeowner in Epping, New Hampshire, had recently purchased their home about a month ago. About two weeks into owning the home the new homeowner noticed sloping in their kitchen floor. They hadn't noticed the sloping in their previous walkthroughs of the home. The homeowners decided to call EFS for a free inspection of their home, and our design specialists recommended installing 6 Helical Piers and PolyLevel to the back left portion of the home. 

Our team first began by removing dirt from the back left of the home to expose the footing of the foundation wall. After the footing was exposed the team began sending Helical screws into the dirt below the home until they reached sufficient pressure to support the home. The team then slipped the Helical Pier into the Helical Pier Brackets and secured the bracket to the footing using large bolts. After all of the brackets were secured with the Helical Piers the team then free-sprayed PolyLevel over the brackets. Once the team finished with the PolyLevel, the team backfilled the dirt back into the hole. 

The homeowner was happy with the results of the project. They no longer have to worry about their kitchen sloping anymore. 

Sinking and Cracking Foundation, Epping, NH

A homeowner in Epping, New Hampshire, had cracking and sinking on the back corner of their home. The homeowners were the original owners of the home that was built in the mid-1990s. A couple of years ago they started to notice a sinkhole behind their home, and the sinkhole was progressively getting bigger. Not long after they noticed the sinkhole they found a crack in the foundation wall. The homeowners wanted to make sure the problem doesn't get worse so they reached out to some foundation repair companies. Our design specialist Nate examined the sinkhole and found 3/4" of settlement in the back part of the home. Nate recommended installing Interior Push Piers, PolyLevel, and Injection Crack Sealant to stabilize the foundation and prevent further settlement. 

Our team led by Matt C. started by chipping out sections of concrete at the base of the walls. After the concrete was chipped the team dug to the footing of the foundation. Once they found the footing, they chipped out some of the concrete to mount the push pier bracket to the footing. Once the three brackets were mounted to the footing the team then used a hydraulic press to push 3' sections of steel into the ground until sufficient pressure was achieved. After the Push Piers are pressurized correctly, the team filled dirt over the piers and poured concrete to replace the concrete they chipped out. As the concrete is curing the team sealed the cracks in the foundation wall using Injection Crack Sealant. The last part of the job was to install PolyLevel. Our PolyLevel team led by Nick M. installed Poly under the basement slab to fill the void under the slab in the basement. The homeowner was happy to know that their home won't settle anymore.
