Basement Waterproofing Photo Album: Garage and Basement Waterproofing in Milford, MA
A homeowner in Milford, Massachusetts, faced water intrusion issues that began to damage the garage and the semi-finished basement. Water seeped through the garage floor, laundry room, utility room, and bathroom, averaging an inch of water during heavy rain and snow. Persistent leaks and flooding over time resulted in mold and drywall damage, rendering the finished space unusable. Seeking a reputable company known for quality work, the homeowner contacted Erickson Foundation Solutions for a permanent basement waterproofing solution.
Jim Meglio, our System Design Specialist, recommended a comprehensive suite of systems to ensure the waterproofing of both the basement and garage. The key components include WaterGuard for perimeter drainage, FlexiSpan for crack repair, TrenchDrain for surface drainage, and the TripleSafe sump pump. This system is engineered to intercept water around the full perimeter of the basement and garage, channel it to the sump pump, and then expel it from the house via an external discharge line. To prevent pipe freezing, IceGuard was installed on the discharge line, thereby mitigating the risk of pipe blockages that could lead to flooding. NexusPro was utilized to seal cracks in the garage, preventing further cracking and settling, and providing an enhanced finish. Finally, we installed the SaniDry Sedona dehumidifier to remove moisture from the basement, fostering a stable climate and preventing mold proliferation.
This solution offers homeowners the assurance that their basement will remain perpetually dry. With this confidence, they can fully utilize the finished area, secure in the knowledge that their investment is safeguarded.
WaterGuard Perimeter Drainage
The team needed to demolish the lower section of drywall prior to the WaterGuard installation. After its removal, they chipped away the concrete to create room for the system. WaterGuard was then surrounded by crushed stone to facilitate correct water flow towards the sump basin and subsequently cemented into position.
FlexiSpan Crack Repair
FlexiSpan consists of a three-step process to seal cracks. The crew started by applying a flexible sealant along the entire length of the crack. Then, they installed a strip of flexible, porous foam over it. Lastly, they secured an impermeable membrane to the wall on both sides of the foam strip. Should future water seep through the crack, it is directly routed to the WaterGuard drainage system.
TrenchDrain Rerouting Water Around Fireplace
WaterGuard cannot be installed in certain areas, including near a fireplace. In such cases, surface drainage is employed to redirect water away from the fireplace. TrenchDrain is then connected to WaterGuard, forming a unified pathway for water to the sump pump.
TrenchDrain Distributing Water Around Utilities
The TrenchDrain system was also installed to divert water away from immovable utilities.
TrenchDrain Utilized at Garage Entrance
The TrenchDrain system was employed once more to gather water at the entrance of the garage.
TripleSafe Sump Pump Installation
The TripleSafe sump pump system consists of a trio of pumps: a primary, a secondary, and a battery-powered backup. In homes with high water tables, a dependable and robust sump pump is crucial. The TripleSafe is designed to manage a substantial influx of water consistently, even in the event of a power failure.
