Photo Album: Crawl Space SmartJack Installation in Lowell, MA
A homeowner in Lowell, Massachusetts is beginning several home renovation projects. Prior to initiating these projects, they wish to confirm that the foundation adequately supports the home. The upstairs bathroom, in particular, is experiencing issues with sloping and uneven floors due to settlement, which they aim to address before commencing the bathroom remodel. After reading reviews and learning about us through word of mouth, they selected Erickson Foundation Solutions for floor stabilization.
Our Design Specialist, Bryan Barnard, has suggested the installation of SmartJacks in the crawl space to elevate and stabilize the floors above. SmartJacks, akin to Lally columns, provide enhanced support and have the added benefit of adjustable height when necessary. A total of 9 SmartJacks were installed throughout the crawl space.
The installation of SmartJacks has resolved the issue of bouncy floors and ensured the home's structural integrity. This allows the homeowner to confidently move forward with renovations, secure in the knowledge that the foundation is stable and their investment is protected.
Damaged Lally Column
The wooden Lally column that was previously installed in the crawl space began to buckle under the home's weight, losing its ability to support the floor above.
Supplemental Beam Deteriorating
The supplemental wooden beam supporting the old Lally columns had started to deteriorate, further increasing the risk of failure for the Lally columns.
SmartJack Steel Plate Preparation
Concrete was excavated to create space for the installation of SmartJacks, and the soil underneath was cleared away. Subsequently, galvanized steel plates were positioned on a layer of crushed stone.
SmartJack Posts and Supplemental Beam
A supplemental beam has been installed in the crawl space, with SmartJack posts attached to it. These posts are also connected to steel plates, forming a durable support system. The soil has been backfilled into the areas that were originally excavated.
SmartJack Finished Installation
SmartJacks are elevated to raise the supplemental beam, offering stabilization and support to the flooring. Additionally, the steel plates are cemented into the foundation for enhanced solidity.
