A homeowner in Farmington, New Hampshire, has encountered sagging floors in their 1901-built home. The kitchen and upper levels have become bouncy and uneven, raising concerns about the home's structural integrity. Seeking a company to provide a lasting solution for stabilizing the floors, they contacted Erickson Foundation Solutions.
Our Design Specialist, Josh Bartholomew, suggested the installation of SmartJacks in the basement to bolster the floors above. SmartJacks, akin to Lally columns, offer enhanced support and can be adjusted if a change in height is necessary. The installation team put in a supplemental support beam to secure the SmartJack posts. They then elevated the jacks to correct the sagging floors. After installation, the SmartJacks were permanently set in concrete.
With the installation of this system, the house is now adequately supported, ensuring that the floors remain stable and level.

The SmartJacks' galvanized steel plates are set on crushed stone to ensure a solid foundation.
SmartJack Post and Supplemental Beam
The supplemental beam is mounted to the basement ceiling, followed by the attachment of the SmartJack post to this beam.
SmartJack Lift
After installation, the SmartJacks are elevated to support the supplemental beam, ensuring the floor joists are properly supported. This safeguards the home's structural integrity and also levels and stabilizes the floors above.
