Photo Album: Severe Foundation Repair in Topsfield, MA

A homeowner in Topsfield, Massachusetts observed a crack in their foundation more than 15 years ago. As time passed, the crack significantly worsened, leading to concerns that the garage might collapse. To safeguard the home's structural integrity, the homeowner contacted Erickson Foundation Solutions. Our Design Specialist, George Gouthier, recommended the installation of the GeoLock wall anchor system. This system will stabilize the foundation wall, prevent any further outward bowing, and eliminate the possibility of a collapse. Anchors were installed beneath the garage into sturdy soil, affixed to plates on the foundation's exterior, and subsequently tightened to stabilize the wall. By ensuring the structural integrity of the garage, the homeowner gains peace of mind knowing their home and vehicles are secure. This also positions them favorably for the home-selling process.

Garage Trenching

The area designated for anchor installation has been excavated to create room for the installation.

Rod Drilled Through Concrete and Soil

The steel rod of the GeoLock system is drilled from the outside of the foundation wall to the area underneath the garage, where durable soil is located.

GeoLock Anchors

Once the rods reach their destination, the anchors are installed to them.

Steel Plate Installation

Galvanized steel plates are affixed to rods on the exterior of the garage. After installation, the system is tightened, thereby stabilizing the wall.

GeoLock Hide-A-Way Covers

GeoLock Hide-A-Way covers have been installed on the steel plates for an improved aesthetic finish. In total, four GeoLocks were put in place.

BackFill and Cement Finish

Upon completion of the project, the installation team refilled the excavated soil and cemented over the disturbed area, restoring it to its original state as though we had never been there!
