Photo Album: Water in Basement of Rental Property, Concord, MA
The owner of a rental property in Concord, Massachusetts, has owned the property for the past 2 years. Every time it rained they would see water in the front right corner of the basement and during big storms the basement would flood. The owner of the building would like to repair this issue to protect them and their tenants. The owner called EFS for a free inspection of the building. Our Design Specialist Mark Proctor met with the owner and examined the basement to find a solution to prevent water from penetrating the basement. After his inspection, Mark sat down with the owner to go through his findings. Mark recommended installing a full perimeter drainage system that would protect the space from water.
Our installation team led by Nick Carelli began by chipping out concrete along the perimeter of the fieldstone basement. We chipped out about 150 feet of concrete so we could install our new sump pump and perimeter drainage. After the chipping was complete, Nick and his team installed our TripleSafe and plumbed it outside so we could pump out any water while they were working. After the sump pump was installed our team then moved on to installing the 140 feet of WaterGuard. We installed the WaterGuard around the entire perimeter and then integrated the drainage into the sump pump. This will allow any water inside the perimeter drainage to be guided to the sump pump to then be pumped out and away from the home. After the drainage was installed and integrated into the sump we then moved outside where we installed our IceGuard and exterior drainage. The IceGuard will prevent the system from backing up into the basement and the EDL will carry the water away from the foundation wall so the water removed from the basement cannot re-enter the basement. Lastly, our team returned to the basement to mix concrete to pour over the WaterGuard and around the TripleSafe basin. Once cured this will lock the system into place and allow the homeowner to return their storage items where they were before.
After the crew cleaned up they took the owner on a walkthrough of the project. The owner was happy that they or their tenants had to deal with water in the basement.
