Photo Album: Garage Foundation Had Shifted, Epsom, NH
A homeowner in Epsom, New Hampshire, had owned their home for the past 30 years. Two years ago the son-in-law noticed a crack in the foundation behind the garage. The son-in-law will inherit the home from his mother-in-law so he wanted to repair any issues now before they get any worse. After knowing about the crack for over a year they have seen the issue get worse so the homeowners called EFS for a free inspection of their foundation.
Our Design Specialist Jason Vachon met with the homeowner and inspected the foundation of the garage. He saw the block foundation separating and shifting on the back of the garage. Jason recommended installing Geolocks to the foundation of the garage to prevent further movement. In addition to the Geolocks, Jason also recommended installing NexusPro and PolyLevel to seal cracks and lift and level the concrete inside the garage.
Our installation team led by Edward N. began by chipping out a trench inside the garage parallel to the wall that was shifting. The trench was made 10 feet from the wall so we could use the soil in between the trench and the wall to stabilize the foundation. On the home's exterior, we drilled 6 small holes in the block foundation so we could send galvanized rods into the trench in the garage. All 6 rods were sent into the trench and exposed on the outside of the home. Next, the team attached the Geolock Anchors to both ends of the rods and tightened them until the foundation was secured. After the foundation was secured we backfilled over the trench and poured new concrete to match the garage slab.
Then the team began to install PolyLevel under the slab in the garage to lift and level it. After the slab was lifted and leveled we lastly used NexusPro to seal the cracks in the slab.
The homeowners were very pleased with the results of the project. This repair gives them confidence that the home will be sturdy when the son-in-law inherits the home from the mother-in-law.

After the Geolocks were installed, the team then backfilled over the trench and covered it with concrete to match the rest of the slab.
Lastly PolyLevel and NexusPro
We used PolyLevel to lift and level the garage slab and then used NexusPro to seal any cracks in the slab.
