Photo Album: Garage Foundation Cracks Growing, Windham, NH
A homeowner in Windham, New Hampshire has owned their home for the past three years. After moving in, they noticed a crack in the foundation wall of their garage. Over the last six months, the crack has grown larger, and they feel like they should address the issue before they sell the home in a couple of months. The homeowner researched companies in the area to repair foundations and found Erickson Foundation Solutions. They called us for a free inspection of their garage foundation, and our Design Specialist Bryan Barnard met with the owners to inspect the foundation and propose a long-term solution. During his inspection, we found that the foundation walls were bowing, which was causing the crack to grow larger. After the inspection, Bryan recommended installing eight Geolocks along the back and right of the garage to stabilize the foundation walls. We also suggested installing our Hide-A-Way Covers to conceal the anchors and installing a new garage slab afterward.
Our Installation Team, led by Eric Witham, began by chipping out all of the concrete inside the garage to create a trench for the Geolock Anchors. Once the two trenches were installed, the team drilled holes through the foundation wall so we could extend a rod from the foundation wall through the soil and into the trench. After the rods were driven into the trench, we installed plates on both sides of the rod, Hide-A-Way Covers to the outside, and began tightening them. Tightening the rods began to pull the walls back in and prevent further bowing. After all of the Geolocks were tightened, we backfilled the trench inside the garage and leveled the dirt inside. Finally, we ordered a delivery of concrete to pour a new garage floor.
The homeowners had to wait for the garage to fully cure before placing all of their belongings back into the garage. However, they were very happy with the results of the project and were now confident in putting their home on the market.

After the GeoLock installation, we backfilled the trenches and graded the soil so we could pour the new garage floor. We ordered a concrete truck to pour in concrete for the new garage slab.
