Photo Album: Basement Column Replacement, Wakefield, MA

This homeowner recently moved into this home he purchased, and decided to immediately make some permanent improvements to the floors and foundation walls. First, the first floor was sagging due to failing columns in the basement. These were all replaced with SmartJacks, which provided install stabilization that will last. Second, the walls of the existing foundation were large, old fieldstones all mortared together. Over the years they started to crumbe a bit, and were in need of some repairs. Our team sprayed a polymer foam over the existing wall to keep it all together, as well as waterproof it from some minor leaks here and there. Lastly, the homeowner was concerned about the air quality in the basement and home above. To assist with improving the air quality, we installed a SaniDry Dehumidifier System.

Sagging Floors and Crumbling Walls

Failing Support Posts

These old wooden posts and lally columns were failing, leading to sagging and creaking floors above. These would all be replaced.

SmartJack Basement Columns

These steel posts were installed to stabilize the floors above. The footings of these will also be cemented into the basement floor.

SmartJack Posts and Steel Beam

In addition to replacing the failing posts, some of the SmartJAcks installed were connected with steel beams in order to add further stabilization to the floor above.
