Radon Mitigation System Installation in Medford, MA
Challenge
No one wants harmful gases in their home. While some gases like carbon dioxide are usually detectable, radon gas can remain unnoticed and lead to severe long-term health issues. Homeowners in Medford, MA, who tested their residence for radon, found levels exceeding 10 pCi/L. It is highly advised that homes with radon levels above 4.0 pCi/L install a radon mitigation system. Upon receiving their results, the homeowners sought a trustworthy company, leading them to contact Erickson Foundation Solutions.
Our Customer Care team was eager to assist this Medford family safeguard their home. After listening to their concerns, our team scheduled an appointment for System Design Specialist Debra Rayborn to visit the home and provide a free home inspection. Debra thoroughly inspected the basement and then provided a number of solutions that best fit the homeowner's needs and concerns. Ultimately, the solution we found that would best benefit these homeowners included:
- 1 Radon mitigation system to extract radon gas from beneath the foundation and safely expel it above the home's roofline
- 1 Radon fan moisture guard to prevent water from entering the fan, ensuring maximum efficiency from the radon mitigation system
- 1 SaniDry Sedona Dehumidifier to keep the basement moisture-free and provide quality air
- 60 ft. of NexusPro to seal cracks and joints
Solution
On the appointed day of installation, Foreman Cameron Hughes, along with his crew, arrived at 8 a.m., eager and determined to protect the family's home from radon gas. Before commencing the project, Cameron conducted a walkthrough with the homeowners to establish expectations and discuss the objectives to be achieved. The thorough communication ensured the homeowners had complete confidence in a prompt and meticulous installation.
The team initiated the project by establishing an extraction point in the foundation's floor. PVC piping was secured to the 3-inch hole that had been drilled. Subsequently, a hole was bored through the house's siding for the piping to exit. Following the installation of PVC pipes inside the basement and through the exterior, the radon fan was mounted outside the house. With the fan in place, additional PVC piping was extended up the side of the house, surpassing the roofline. Despite the challenges posed by trees and unconventional window placements, the crew's proficiency ensured successful pipe installation. A muffler system was incorporated above the roofline to mitigate fan noise and vibrations. To verify the system's functionality, a manometer was installed to monitor the fan's suction level.
NexusPro was installed to seal cracks, joints, and the extraction point. Sealing all basement cracks is crucial, as they can be entry points for radon gas. This silicone-based sealant provides a durable solution that also aids in preventing water intrusion. The team ensured that the sealing was done meticulously, keeping the application both clean and visually appealing.
The SaniDry Sedona Dehumidifier was installed in the basement to eliminate moisture. While the primary concern was radon gas levels, it was also brought to their attention that the highly efficient SaniDry Sedona can prevent mold growth and deliver superior air quality to the home.
After installing our innovative solutions, Cameron and the team meticulously cleaned the worksite, leaving it spotless. They proceeded with a final walkthrough to address any inquiries about the installation and to ensure the homeowners were completely satisfied. The homeowners were overjoyed. A basement that was once a cause for concern has been converted into a secure space full of possibilities. For us at Erickson Foundation Solutions, this project exemplifies our commitment to delivering enduring solutions and reinstating tranquility for homeowners in our community.
